What Should You Know About Florissant Fence Rules?
Florissant keeps its fence rules inside the zoning code, and they read like a city that has thought hard about how a fence looks from the street.
Florissant sets its fence standards in the zoning code fencing regulations, and they are unusually specific about appearance.
It is unlawful to erect any fence in the city without first filing an application with the Building Commissioner, along with a sketch or diagram showing the type of fencing, the design, the color and its location. Permit cost starts at $95 and is based on the total project cost.
A fence may be located on or within the property lines in rear yards and side yards, on any lot other than a corner lot, to a height not exceeding six feet. No fence may be located within any part of the required front yard except with Planning and Zoning Commission review and approval.
On a corner lot no fence may be located in front of the building line along the street side. A six foot fence is allowed in the side yard on the side not abutting the street, and in the part of the rear yard behind that street side building line.
Materials are limited by name. Light gauge wire such as chicken coop wire, barbed wire, snow fences, bamboo and other flimsy material are forbidden. No solid-type wood fence or wall is allowed. The ordinance then states directly that a vinyl fence or a shadowbox style fence shall not be considered a solid fence, which is how a full privacy screen stays legal here.
Supporting members have to be located within or toward the area being enclosed, so the finished face is what the street sees.
The maintenance clause is the one people forget. A fence must be kept in good repair, and if it is of a type other than chain link or similar non-rusting material it must be properly painted or preserved. The Building Commissioner can issue a notice to comply and allow up to forty-five days to act on it.
There is a design check as well. No permit is issued without Planning and Zoning approval if the fence is novel in design and not already in use in the city, or if the Building Commissioner finds it incompatible with the surrounding property.
